I. Introductions:

Commission members present were Bruce Cox, Michael Todd, Ed Williams, Alan Hudson, Gil Whittemore, Julia Lloyd Wright (ex-officio), and deForest Bearse (Land Use Administrator).

There were no audience members present.

II. Approval of Minutes: Meeting of April 25, 2011

Alan Hudson made a motion to approve the minutes of May 9, 2011 with corrections. Gil Whittemore seconded it. All were unanimous.

III. Review Meeting Agenda - additions, corrections
There was none.

V. Requests/Reviews:
A. Sketch Plan Review
(1) Sketch plan #01.1311 by Fire LLC for proposed subdivision of parcel 04-03-03 into 3 lots on the corner of Gravelin Road and Beaver Pond Road (cont. from 3/14/11)
Ed Williams made a motion to continue the sketch plan #01.1311 by Fire LLC till June 27, 2011. Michael Todd seconded it. All were unanimous.

V. Discussions:
A. Bylaw/regulation Revisions

(1) Section 6.2 Nonconforming Lots and Parcels -Automatic Merger

(2) Section 6.4 Nonconforming Uses

(3) Section 6.10.1 Streambank Conservation
The Commission discussed this section in regards to language to allow maintenance around streams. Bruce Cox stated that the buffer is 25 feet from the edge of the regular high water mark or to the top of the bank whichever is less. deForest Bearse will send the Commission members a draft of Section 6.10.1.

(4) Small Repair Shops
Michael Todd stated that small repair shops was moved under small enterprise in the Zoning Bylaws. The Commission members looked at the definitions of home industry and home occupation. The Commission will continue to review this at their next meeting.
